If you are evaluating Brigade KIADB Phase 2 in Devanahalli or Brigade Granada on Whitefield-Hoskote road, do not be fooled by the raw acreage. A project spread across 75 acres or 20 acres sounds endlessly spacious on a billboard.
Here is the catch: the apartment count marketed today is often just for Phase 1, while the land area covers the entire multi-phase master plan.
Furthermore, part of that "total land" is frequently zoned for commercial spaces, hospitals, tech parks, or hotels. If you calculate density using Phase 1 unit counts against total township acreage without accounting for commercial zoning and future phases, you get a completely distorted picture of how crowded the project will eventually be.
Welcome to the Know Your Realty Series by The Realty Engineers. Today, we are running a masterclass on mega-township density. We are looking specifically at Brigade KIADB Phase 2 in Devanahalli and Brigade Granada in East Bengaluru to show exactly how this math gets skewed, and how you should calculate the true density for your capital.
1. Brigade KIADB Phase 2: The 75-Acre Behemoth
Let’s start in North Bengaluru, where the scale of these developments is gargantuan.
The headline for Brigade KIADB Phase 2 is an enormous 75.04-acre land parcel. When a buyer hears "75 acres" and looks at early Phase 1 launch numbers, they automatically assume they are getting an unprecedented, low-density sanctuary.
To understand the true density, you have to look at the end-state vision:
- Total Master Plan Inventory: Projected to include roughly 7,195 residential units across 16 blocks.
- Vertical Scale: Towers rising up to G+30 floors.
- Integrated Zoning: Fully integrated EC-granted township hosting a hospital, hotel, and commercial offices.
Here is the critical variable: that 75-acre footprint is not strictly for apartments. When you deduct the massive land parcels required for those commercial and healthcare entities, the actual residential-only land parcel is significantly smaller. If you pack nearly 7,200 apartments onto that remaining residential footprint, the true residential density is extremely high.
You are buying into a highly convenient, self-contained mini-city, not a sprawling open retreat.
2. Brigade Granada: The 20-Acre Reality
Now let’s look at East Bengaluru with Brigade Granada, located on the Whitefield-Hoskote road.
The marketing headline for this project is an impressive 20.19-acre land area. Again, when builders launch in phases, it is common for buyers to take the Phase 1 allocation and divide it by the full 20 acres to calculate how much breathing room they will have.
The reality check is in the final numbers:
- Total Master Plan Units: ~2,000 residential units.
- Structural Format: 14 towers with elevations of 3 Basements + Ground + 24 floors.
- Podium Open Space: 80% open space via a vehicle-free podium footprint.
If you divide the final 2,000 units by the 20 acres, you get roughly 100 units per acre. In a high-rise format, that is a high-density urban residential layout. The project legitimately features an incredible 80% open space by utilizing a vehicle-free podium design and restricting the tower footprint to just 20% of the land.
However, vertical density is still density. You are ultimately sharing that 20 acres of open space, gate entries, and rooftop amenities with 2,000 other households.

The Mega-Township Math Formula
There is absolutely nothing wrong with high-density mega-townships. Having hospitals, retail spaces, and massive podium gardens inside your compound offers the ultimate urban convenience. But you must invest in them with mathematically accurate expectations.
Do not let Phase 1 units divided by the master-plan acreage dictate the narrative. When you sit down in the sales gallery, always force the math by clarifying two highly specific numbers:
Deduct all commercial, hospital, hotel, and school acres before computing your per-acre living density.
- The Final Tally: What is the total number of apartments that will exist when all phases are complete?
- The Residential Footprint: Out of the 75 or 20 acres, exactly how many acres are dedicated strictly to the residential towers?
When you isolate the residential parcel and divide it by the final unit count, the marketing illusion disappears, and you see the true density of the project you are buying into.
